For general contractors, ADU builders and remodelers, demolition is the first line on the schedule and the one that can push everything else back. A good demolition subcontractor shows up when planned, leaves the site ready for the next trade and handles the permit side without chasing. Here is how we work with builders across the Bay Area, and what to plan for.
Where demolition usually slows a project down
- Utility disconnects that were requested too late.
- Asbestos surveys and air district notifications that were not filed before the planned start date.
- Unclear scope: is the slab coming out? The footings? The driveway apron?
- Site left messy, so the next trade loses a day cleaning up.
Most of these are avoided with a single walk-through early in the project.
What we handle for builders
- Full and partial house demolition, including foundations
- Garage, shed and accessory structure removal for ADU sites
- Pool removal with engineered compaction for building pads
- Concrete removal: slabs, driveways, patios and footings
- Interior strip-outs for remodels
- Rough grading and site clearing

How to plan demolition so the job stays on schedule
- Walk the site together with your plans and mark exactly what stays and what goes.
- Order utility disconnects early; they are often the longest lead item.
- Get the asbestos survey done as soon as you know demolition is happening.
- Agree on the finish condition: rough graded, compacted pad, or slab left in place.
- Confirm access and staging for equipment, debris containers and trucks.
