Asbestos in Your Home: What to Know Before Demolition or a Remodel

By the Bay Demo team · Updated · 6 min read

Older Bay Area home interior before a remodel
Quick answer
  • Homes built before about 1980 can contain asbestos in many materials. You cannot tell by looking.
  • Never remove suspected asbestos yourself. Testing and removal must be done by certified professionals.
  • In the Bay Area, demolition generally requires an asbestos survey and an air district notification before work starts.

Asbestos was used in thousands of building products until the late 1970s because it is strong and fire resistant. When those materials are disturbed during a remodel or demolition, microscopic fibers can be released and inhaled, which is linked to serious lung diseases. If you own an older Bay Area home and plan to remodel or demolish, here is what you need to know.

Important: Bay Demo does not remove asbestos. Abatement must be done by a certified asbestos abatement contractor. We coordinate with certified firms and start demolition once the material has been properly removed.

Where asbestos hides in older homes

  • Popcorn and acoustic ceiling texture
  • Vinyl floor tiles and the adhesive underneath
  • Drywall joint compound and some plasters
  • Pipe and duct insulation, and old furnace wrap
  • Roofing, siding and cement board panels
  • Window putty and some caulks

Materials in good condition and left alone are generally not a hazard. The risk comes when they are cut, sanded, broken or demolished.

Step 1: Get a survey from a certified consultant

The only way to know is lab testing of samples taken by a certified asbestos consultant. For demolition, the Bay Area air district generally requires a survey of the building before work begins, and a notification to the district before demolition starts. Your demolition contractor can tell you what applies to your project and help you schedule it.

Step 2: Hire a certified abatement contractor

If asbestos is found, it must be removed by a contractor certified for asbestos work in California. Check the contractor's license and certification on the CSLB website and ask for references. A proper abatement includes:

  • Sealing off the work area with plastic sheeting and negative air pressure
  • Wetting materials to keep fibers out of the air
  • Workers in respirators and protective suits
  • Sealed, labeled bags and disposal at an approved facility
  • Clearance testing before the area is reopened

Step 3: Demolition after clearance

Once the abatement contractor has removed the asbestos and the area has passed clearance, the demolition can proceed safely. Building the survey and abatement into your schedule from the start avoids weeks of delay.

Why you should never DIY asbestos

Scraping a popcorn ceiling or pulling up old tiles yourself can spread fibers through the whole house and onto your clothes. Fines for improper removal and disposal can also be significant. It is one job that should always go to certified professionals.
