5 Key Considerations Before Pool Removal

By the Bay Demo team · Updated · 6 min read

Homeowner reviewing plans for a backyard pool removal

Removing a pool is a big decision, and most of the important choices happen before any equipment arrives. Getting these five things right will save you money, keep the project legal and make sure the space works for what you want next.

1. Permits and city rules

Every Bay Area city requires a permit to remove an inground pool, and most require one or more inspections. Some cities also ask for a soils report on full removals or have rules about where the fill comes from.

Ask every contractor you talk to: Is the permit included? Who schedules the inspections? Will the permit be closed at the end? An open or missing permit can come back to haunt you when you sell.

2. Partial or full removal

This is the biggest choice and it drives the price:

  • Partial removal (fill-in): drainage holes in the floor, top of the walls removed, then backfilled and compacted. Lower cost. Great for lawn, garden or turf.
  • Full removal: the entire shell comes out before backfilling. Higher cost. The right choice if you might build an ADU, addition or garage, and the cleanest option for future buyers.

Ask for both prices side by side so you can compare.

3. Budget and what the quote includes

In the Bay Area, most inground pool removals cost about $8,000 to $25,000. Quotes can look very different because they cover different scopes. Before comparing totals, check that each quote lists:

  • Permit and city fees
  • Draining and equipment removal, with utility lines capped
  • Demolition of the shell and how much of the deck
  • Haul-away of all concrete and debris
  • Clean fill soil, compaction and final grading
  • Protection of driveways and hardscape
  • The final inspection

Our guide to comparing pool removal quotes explains what to look for in each line.

4. Your home's resale value

In most Bay Area neighborhoods, an old pool does not add much value and can narrow the pool of buyers, especially families with small children. A permitted removal with documentation is easy to disclose and usually widens your market. If you plan to sell in the next few years, a full removal with compaction testing is the safest choice.

5. What the space will become

Decide what goes there next before you pick the removal method:

  • Lawn, turf or garden: partial removal is usually enough.
  • Paver patio: partial or full, with good compaction under the base.
  • ADU, addition or garage: full removal with engineered compaction.

Bonus: choosing the right contractor

Confirm the contractor's license on the CSLB website, ask for proof of insurance, read recent reviews and make sure the same company handles the permit through the final inspection. That is exactly how our pool removal service works.

Frequently asked questions

Should I get more than one quote for pool removal?

Yes. Compare at least two written quotes and check that each one includes the permit, utility caps, haul-away, clean fill, compaction and the final inspection.

What questions should I ask a pool removal contractor?

Ask for their CSLB license number, proof of insurance, whether the permit and inspections are included, how they will protect your driveway, and whether the quote is for partial or full removal.
